General Contracting

General Contracting as a delivery method places sole responsibility for project completion with the general contractor who holds subcontractor contracts. General contracts offered by Four All Seasons Construction are typically a whole package bid based on plans and specs. When changes occur to the bid package during construction,the contract price is adjusted by a change order.Our duties will oversee all subcontractors,scheduling materials,providing manpower including labor from our own resources.

Negotiated Contract

We work with the designer and the owner,providing pre-construction services such as cost estimates,project schedules and desing/value engineering. When the design,cost and schedules are agreed upon we will then start the project for the negotiated contract price.

Design/Build

For a single-source and full service approach, we will provide a design-build package ,placing the design and construction responsibilities under one contract between the owner and contractor. This proposal may be a lump sum package or a cost plus fee contract,with the architect/engineer being an independent firm under a contractual relationship with the contractor. work may start before design is completed if time is an issue cost saving may occur by having a single source responsible for both designing and constructing the project.

Construction Management

As Construction Managers,Four All Seasons Construction provides a single-source solution to your project needs,starting with assistance in the selection of the project engineer and architect,through the completion of the project. Under the construction management approach,Four All Seasons Construction works with the owner and architect as a team from the start. Early involvement provides the team with cost estimates and constructability reviews to ensure what is designed can be built and is within the customers cost. As construction manager,our duties include managing subcontractors,scheduling material and providing manpower, including labor from our own resources. The project is delivered to the owner at cost,plus a fee

Fast Track

On selected projects,Four All Seasons Construction will work with your team to reduce construction time. We will assemble a team that includes company personnel and subcontractor personnel With this team,schedules can be developed and lead time materials can be ordered before plans and specs have been completed. Construction is completed in a very tight window,thus minimizing disruptionsto client's operations. Although this method may generate higher cost,these cost can be offset by time saved. our team determines the viability of the fast trak method on a case by case basis.
